Cardinal Home Buyers is a real estate investment firm based in Raleigh, NC, built to serve homeowners and property owners across North Carolina who are looking for a faster, simpler alternative to the traditional selling process. We serve all major markets statewide, including Raleigh, Durham, Charlotte, Greensboro, Wilmington, Asheville, Winston-Salem, and Fayetteville, with our core focus on Wake County and the surrounding Triangle area.

We were founded by Raleigh native Chad Gray to fill a genuine gap in the market: a locally owned, trustworthy buyer for people who want to skip the showings, agent fees, repairs, and uncertainty that come with listing on the MLS. While single-family residential and small multifamily properties make up the majority of what we purchase, we also acquire commercial office space and residentially zoned vacant land.

We are not a hedge fund. We are not an out-of-town corporation running North Carolina as a line item on a spreadsheet. We live here, we invest here, and the communities we buy in are the same ones we are raising our families in.

My Story – Chad Gray, Founder

I was born and raised in Raleigh. I went to Millbrook High School, graduated from NC State University, and have watched this city transform over the past thirty years. I have built my life here, my family is here, my community is here, and my commitment to this place is genuine.

Real estate has been a thread running through most of my adult life. After years of independently acquiring and investing in single-family residential properties in the Triangle area, I made the decision to formalize that experience and create Cardinal Home Buyers in 2021. The goal was straightforward: expand our reach and help more sellers navigate the process in a way that actually works for them, not for an agent, not for a lender, not for a hedge fund.

There is a segment of property owners who are tired of the traditional route. Maybe the property needs work. Maybe the situation is complicated. Maybe they just need it done quickly and with as little friction as possible. That is exactly who we built this company for. And honestly, getting to meet and work with the people behind these properties every single day is what keeps this rewarding.

We are a boutique buyer. That is a deliberate choice, not a limitation. We prioritize working with sellers who we are genuinely the right fit for, and every transaction involves Chad directly. You will not be handed off to a summer intern, a junior acquisitions person, or someone in a call center overseas.

Since 2021, we have worked through some of the most complex property situations in the Wake and Durham County market, inherited properties with title defects, active tax delinquencies and liens, squatter situations, pre-foreclosure proceedings, and estates requiring full probate navigation. If you can imagine it, we have likely encountered it and found a way through.

How We Operate

Our process is straightforward. It starts with an introductory phone call where we learn about your property, its condition, and what you are hoping to get out of the transaction. From there, we schedule a time for someone from our team to see the property in person. Once we have done our due diligence and both parties are able to come to terms, we initiate the closing process.

After that initial call, we can typically give you a ballpark range of where our offer will land. Once we have confirmed the condition of the property in person and completed our research, we provide our final firm offer.

On average we close in approximately fifteen days. Our fastest close has been five days. That said, we are flexible. If you need sixty to ninety days to make arrangements, sort through belongings, or handle logistics, we can work with that timeline as well. We move at the pace that makes sense for your situation.

What we do with the property after closing depends on the property itself. We may renovate and resell, convert to a rental, or pursue new construction or development on vacant land. Each property determines its own path.

Who We Help

Most sellers who come to us are looking for three things: a cash offer, a fast close, and the ability to sell as-is, often including leaving furniture, debris, or personal property behind. We will purchase residential properties in any condition, though the majority of what we buy is in some need of repair and is not what most would consider turnkey or recently renovated.

Beyond single-family homes, we actively purchase small multifamily properties, commercial office spaces in the 900 to 4,500 square foot range (primarily office condos in high-traffic areas, though we do buy standalone buildings as well), and residentially zoned vacant land with development potential, whether that means one home or one hundred.

Over the years we have helped owners work through inherited properties with messy or clouded titles, tax delinquencies and liens of all types, pre-foreclosure situations, and the full complexity of probate. We have a network of attorneys throughout Raleigh who can assist with title work and legal complications so that properties that appear unsellable can actually be sold.

We are typically not the right fit for properties that are newer construction, fully renovated, or in turnkey condition, because as investors, we need room to create value, and those properties often do not leave that room. We are also not the right fit if your sole priority is maximizing the number on the closing statement. Sometimes our offer will net you more than the MLS after commissions, fees, and carrying costs. Often it will not. What we offer instead is speed, certainty, and the ability to handle complicated situations cleanly. If top dollar is the only metric that matters to you, listing with a qualified agent on the MLS may genuinely be the better path, and we will tell you that honestly.

Why Not a Hedgefund or iBuyer?

Institutional buyers and hedge funds are not your neighbors. They do not care about your home, your block, or what happens to your neighborhood after the transaction closes. They answer to stakeholders and quarterly returns. We answer to the people we work with directly.

If something significant is uncovered, it may require revisiting the purchase price. We will never ask you to fix it. But we will be straightforward with you about what we found and what it means, rather than hiding it or using it as leverage after the fact.

If we cannot come to an agreement, we will do what we can to point you toward the next best option, even if that means walking away without a deal. That is what it means to actually care about the outcome for the seller.

Our Commitment to Sellers

Every offer we make starts with a question: what are we going to do with this property? The answer, whether it is a renovate-and-resell, a long-term rental, or a development opportunity, determines what we can realistically pay. We work backwards from the end use, accounting for all costs, to arrive at an offer that makes sense for us without being dishonest with you about how we got there.

Sometimes that number is below market value. Sometimes it is right at market. Occasionally, when circumstances align, it is above. It depends entirely on the property and the situation. We will tell you where we think the offer will land after our first call, and we will give you our final firm number after we have seen the property and done our homework.

Throughout the process, we communicate however works best for you. Phone calls, texts, emails, and even a fax machine if that is what you have. We are straightforward people, and we communicate like it.
